Terms of Service
Effective October 10, 2026 · Version 2026-10-10
These are the rules for using RentID. Please read them; by creating an account you agree to them.
The short version
- You must be 18 or older to use RentID.
- RentID is a record-keeping and communication tool. It is not your landlord, a property manager, a broker, a payment processor or a consumer reporting agency.
- Landlords and managers must follow fair housing and other housing laws, list only homes they are entitled to rent, and describe them truthfully.
- Tenant information reaches a landlord only through a tenancy the tenant confirmed or an application the tenant chose to send.
- A “verified” label means RentID checked that specific thing itself, and nothing more.
This summary helps you find your way; the full text below is what applies.
1. About these Terms
These Terms of Service are an agreement between you and RentID (“RentID”, “we”, “us”). They apply when you use rentid.online, the RentID app, or anything else we provide that links to them. By creating an account or using RentID, you agree to them. Our Privacy Notice explains how we handle personal information.
If you use RentID for a business, such as a property management company or a company that owns rentals, you accept these Terms for that business and confirm you are authorized to do so; “you” then includes the business.
2. Who can use RentID
You must be at least 18 years old and able to enter a binding contract, and you must not be barred from using RentID by law. Each account is for one person. RentID is intended for rentals in the United States.
3. Your account
- Give accurate information and keep it up to date.
- Keep your password to yourself. You are responsible for what happens in your account until you tell us it has been compromised; write to support@rentid.online as soon as you suspect it.
- If you add colleagues to a workspace, you are responsible for giving access only to people who should have it, and for removing it when they leave.
4. What RentID is, and is not
RentID is a platform for keeping rental records (properties, tenancies, leases, documents, payment records and maintenance requests), for landlords, managers and tenants to communicate, and for listing homes and receiving applications. RentID is not:
- a party to your lease. We are not a landlord, property manager, real estate broker or agent, and we do not guarantee any property, landlord, manager, tenant or applicant.
- a payment processor. RentID does not hold, transfer or process money. Payment records describe payments made some other way, and each one shows who reported it.
- a consumer reporting agency. RentID does not provide consumer reports, credit reports or tenant screening reports. A rental profile is information a tenant chooses to share about their own tenancies on RentID; it is not a consumer report. If you use a screening service, you are responsible for following the Fair Credit Reporting Act and similar laws, including adverse action notices.
- an adviser. Nothing on RentID is legal, tax or financial advice.
5. Landlords and property managers
If you list, manage or rent out a home through RentID, you agree that:
- You have the authority. You own the property or are authorized by its owner to list or manage it, and you will stop listing or managing it through RentID when that authority ends.
- Your listings are accurate. The home exists and is available, and the rent, fees, deposit, requirements and description are true and complete. You remove a listing when the home is no longer available.
- You follow fair housing law. You comply with the federal Fair Housing Act and every state and local fair housing law that applies to you. You do not discriminate, or state a preference or limitation, based on race, color, religion, sex (including sexual orientation and gender identity), national origin, familial status, disability, or any other characteristic protected where the home is, such as source of income where that is protected. You consider requests for reasonable accommodations and modifications.
- You follow the other laws of renting. Including the laws on screening, application fees, security deposits, notices, habitability, privacy and debt collection that apply to you.
- You handle tenant information properly. You use tenant and applicant information only to manage the tenancy or to consider the application, you keep it secure, you do not sell it, and you respect a tenant’s choices about sharing their rental history.
- Your records are honest. You invite only people you have a tenancy with, and the payments, maintenance records and reviews you enter are accurate.
6. Tenants and applicants
- The information in your applications is accurate, and the people you give as references have agreed to be contacted.
- You accept an invitation only for a tenancy that is really yours.
- Your information is shared with a landlord or manager only with your consent: when you accept their invitation to a tenancy, or when you send them an application. Your rental history from other tenancies goes with an application only if you choose to share it.
7. Verification labels and their limits
RentID shows “Verified” only for something RentID checked itself. Each label describes one specific check, at the time it was made:
- Verified tenancy: the landlord recorded the tenancy and the tenant accepted it from their own account. It shows that both accounts agree; it does not prove that a lease exists, who is behind each account, or who owns the property.
- Payment records are labelled by who reported them (“landlord reported” or “tenant reported”); RentID did not move or confirm that money. A payment is shown as verified only if RentID itself confirmed it, and RentID does not process payments today.
- Property Ownership Verified and Authorized Representative for Property appear only after RentID reviewed the evidence for that property. They reflect that review, can be withdrawn if circumstances change, and are not title insurance or a legal opinion.
- Verified landlord and Verified property manager appear only after RentID staff reviewed the business and confirmed who runs it. The badge is about the landlord or manager, not a particular home (ownership is checked separately), RentID can withdraw it, and it is not a licence check, a background check or a promise about how they will act. RentID’s rental search lists only verified landlords and property managers; a listing can still be opened from its own link without the badge.
Labels can be out of date or, despite our care, wrong. Use your own judgment, and tell us at support@rentid.online if you think a label is wrong.
8. Acceptable use
You must not use RentID to:
- break the law, or help anyone else break it;
- discriminate in housing, or publish a listing or criteria that does;
- list a home you have no right to rent, ask for money for a home that is not available, or otherwise mislead or defraud anyone;
- harass, threaten or impersonate anyone;
- post fake or retaliatory reviews, or reviews of people you have not rented with;
- upload anything you do not have the right to share, or someone else’s sensitive information without a lawful reason;
- send spam, or collect other users’ information for purposes unrelated to a rental;
- access accounts or data that are not yours, probe or break our security, scrape RentID, or overload it with automated requests;
- upload malware, or interfere with RentID or other people’s use of it.
9. Your content
You keep ownership of what you put into RentID: listings, documents, messages, reviews and records. You give RentID a non-exclusive, worldwide, royalty-free licence to host, store, copy, display and send that content only as needed to run RentID: to show it to the people you share it with or make it public to, to keep it safe, and to meet legal obligations. The licence ends when the content is deleted, except for copies that are part of someone else’s records, that sit in backups until they are overwritten, or that the law requires us to keep.
You confirm you have the right to share what you upload. We may remove content that breaks these Terms or the law. If you send us feedback, we may use it without owing you anything.
10. Reviews
Reviews must be honest and based on a tenancy you actually had. You can edit a review for an hour after posting it; after that you can withdraw it but not rewrite it. The person a review is about can dispute it, and RentID reviews disputes and may keep, label or remove the review. We do not remove a review just because it is negative.
11. Fees
RentID is free to use today. If we introduce paid features, we will show the price before you are charged, and you will pay only if you agree to it.
12. Other services
RentID may link to or work with services run by others. We are not responsible for them, and their own terms apply when you use them.
13. Suspension and termination
You can stop using RentID at any time and delete your account from Settings. We may suspend or close an account, or remove a listing, if it breaks these Terms or the law, puts other users at risk, or exposes RentID to legal liability. Where we reasonably can, we will tell you why first and give you a chance to respond.
When an account closes, the parts of these Terms that by their nature should continue (such as the licence for content in other people’s records, the disclaimers, the limitation of liability, the indemnity and the governing law) continue to apply.
14. Disclaimers
RentID is provided “as is” and “as available”. To the extent the law allows, we make no warranties, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement, and we do not promise that RentID will be uninterrupted or error-free. We are not responsible for what users do, for the accuracy of what they enter, for the condition of any home, or for the outcome of any rental.
15. Limitation of liability
To the extent the law allows, RentID is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue or data, arising from your use of RentID, even if we were told they were possible. Our total liability for any claim about RentID or these Terms is limited to the greater of the amount you paid RentID in the 12 months before the claim, or US$100.
Some places do not allow these limits, so they may not all apply to you. Nothing in these Terms limits liability that cannot be limited by law.
16. Indemnity
To the extent the law allows, you will defend and compensate RentID for claims, losses and reasonable costs (including legal fees) that arise from your content, your listings, your breach of these Terms, or your breach of the law, including fair housing law.
17. Governing law and disputes
These Terms are governed by the laws of the State of Utah and applicable US federal law, without regard to conflict-of-law rules. Any dispute about RentID or these Terms will be heard in the state or federal courts located in Salt Lake County, Utah, and you and RentID consent to their jurisdiction, except that either of us may bring a claim in small claims court where it qualifies. Nothing here takes away a right the consumer protection laws of your state give you that cannot be waived by contract.
18. Changes to these Terms
When we change these Terms we publish the new version here with a new version date. If the change is significant, we tell you by e-mail or in the app beforehand, and the next time you use RentID while signed in we ask you to accept the new version. If you do not accept it, you can delete your account from Settings. Changes do not apply to disputes that arose before them.
19. General terms
- These Terms and the Privacy Notice are the whole agreement between you and RentID about RentID.
- If part of these Terms cannot be enforced, the rest still applies.
- Not enforcing a part of these Terms is not a waiver of it.
- You may not transfer your rights under these Terms. We may transfer ours as part of a merger, acquisition or sale of assets.
- We are not responsible for delays or failures caused by events beyond our reasonable control.
- You agree that we can send you notices electronically, by e-mail to your account’s address or in the app, and that electronic records and agreements count as written.
